What Is ASPHALT SEALCOATING

Sealcoating, or pavement sealing, is the process of applying a protective coating to asphalt-based pavements to provide a layer of protection from the elements: water, oils, and U.V. damage. Here at Bayside Asphalt, LLC we utilize years of experience and cutting-edge equipment and methods to apply a protective and visually appealing layer of asphalt sealer. This is achieved by the following process, prior to application the surface must be completely clean and dry using sweeping methods and/or blowers. If the surface is not clean and dry, then poor adhesion will result. Pavement sealers are applied with either pressurized spray equipment, or self-propelled squeegee machines or by hand with a squeegee. Equipment must have continuous agitation to maintain consistency of the sealcoat mix. Once the surface is properly prepared, then properly mixed sealer will be applied. The process is typically a one-coat application which requires 24 to 48 hours of curing before vehicles can be allowed back on the surface.

ll asphalt requires maintenance. Regular maintenance, including crack filling, sealcoating, and minor repair work, will prevent major costly repairs and premature replacement in the future.

Sealcoating
Sealcoating is an important part of the asphalt maintenance process. Over time, asphalt is susceptible to oxidation from the sun and damage from water penetrating beneath it’s surface. Sealcoating not only makes your pavement look new, it protects it from oxidation as well as petroleum spills. 

Sealcoating extends the life of your asphalt and protects your investment.
We recommend sealcoating any newly paved project within the first two years, and then every two to four years thereafter. 

When sealcoating we begin by prepping the entire area by removing all dirt, debris, and vegetation. We then prime any oil spots and stains present on the driveway. A “Tarconite” Coal-Tar based sealer mixed with 5 pounds of sand per gallon (for traction) is then applied using a squeegee or spray method. When complete the service area is cordoned off with caution tape.

Sealcoating – as part of a comprehensive pavement maintenance program – is one of the most important elements in extending pavement life. Sealcoating protects the asphalt from water penetration, oil, salt and the sun’s ultraviolet rays and provides a longer life of the asphalt pavement.

Our project managers will provide recommendations for the type of maintenance that is required when any paving is done. Sometimes the difference between a new asphalt parking lot lasting 25 years and new parking lot that lasts 10 years is protecting your investment with seal coat and crackseal, if needed.

Crack Sealing

WHY CRACKFILL? 
Crack sealing is also an important part of your asphalt maintenance. By sealing cracks you are preventing water from seeping into the asphalt sub-base. Any and all cracks should be sealed as soon as they are visible as water entering the sub-base can undermine the structure of the driveway.

When crack sealing we first clean all cracks of dirt, debris, and vegetation. Larger cracks (2″-3″) are treated as an asphalt repair and filled first with hot asphalt mix and then sealed with the hot rubber. If a project calls only for crack sealing, and the area will not be sealcoated ,we apply “Black Beauty” over the filled cracks to prevent tires from sticking to the rubber.

Another important reason to maintain and repair cracks is to prevent moisture from penetrating under the asphalt surface causing damage to your driveway. spreading and doubles the life of the pavement. Pavement repair in early stages of deterioration pay big dividends later delaying costly resurfacing.
